Service Properties Trust is a real estate investment trust. The Company operates through two segments: hotel investments and net lease investments. It owns a portfolio of hotels and net lease service and necessity-based retail properties. The Company owns over 221 hotels with approximately 37,000 rooms or suites located in over 36 states, in the District of Columbia, Ontario, Canada and San Juan, Puerto Rico. It owns approximately 752 service-oriented retail properties with over 13.3 million square feet located in approximately 42 states. The Company’s net lease portfolio is occupied by over 175 tenants, which is operating approximately 137 brands in over 21 industries. The Company's net lease portfolio is leased to tenants that include travel centers, quick service and casual dining restaurants, movie theaters, health and fitness centers, grocery stores, automotive parts and services and other businesses in service-oriented and necessity-based industries.

2nd warning in a year from a company that, while being 'the best' in it's industry, has been unable to string together consistent quarterly earnings.   I don't know where some of you are grabbing your book value's, but this one's showing as $.92 per share in both Questrade and TD.  Cash MRQ at $.56 per share according to questrade.  But of course neither of those really mean anything if investors don't believe that the company is capable of making money (take a look at RIM).  
TomWhitford, not sure if you're just playing the swing trade game and hoping to get a bounce, which is possible, or if you're legit looking to buy and hold.  I'm interested to know what you see in this company after so many failures.  Are you hoping for a buyout? Risky.  
Unless they can announce some kind of major contract I just can't see what will drive investors back into this stock.
