Nice work DA.  Realtors never want you to list for very much because they like the quick 6% on first 100K or thereabouts.  I have done the same thing as you.  List for higher and tell the realtor to kiss my A$$.  They usually have no idea what it takes to build a house.  Nor the cost.  Which I also do.  Real estate is one of the safest places to put your loot.  Always seems to increase over time.  Anyway sorry for the off topic banter.  Good luck with INT.
