I'm just not smart enough to effectively weigh all the ins and outs of accounting mumbo jumbo, so I have to defer to others  - here's what I've heard from a retired fund manager and the reason I will only play this for a flip at this stage:

 

Can't rely on management anymore, so we have advised others it is too risky now with the debt position. There is value there, but something needs to change--the dividend, the management, the debt, the ownership (takeover). 

We prefer more reliable names even if there is some upside to RPL. The debt is a big concern if something else goes wrong.
