Buying Terra means buying its huge debt also. So, it won't be a cheap buy....
In the case they sell just land: those who sell the property of a bankrupted company, can't sell at very low prices, the shareholders will be after them (if they are not already..)

Plus, buying at the cheap opens thw appettite to buy it's neighbors with a good premium. You have already save some money to offer for the second acquisition.

This is what i'm thinking because I have seen these scenarios/strategies in the past.
