not so fast. CAR can always implement smart meters to all rental units that don't already have them. ?An automatic pick up to the bottom line. The renters will be responsible for i.e. hydro usage and paying hydro bills themselves. Invest in modernizing and better efficient Boilers, new Windows that are more energy efficient etc to save money. I have seen landlrods with very big portfolios like CAR, Modernizing suites as they become vacant helps to get more for them from new tenants.
