Not sure what you are expecting while rates are rising but I will gladly accept a lower payout ratio as a precursor to an eventual distribution bump up. Of course NAV/u will drop in that environment

Not the greatest results. Only highlight is payout went from 63% to 60%. 3 negatives are NAV fell from $58 to $54 and debt to assets went from 38 to 41%. No distribution increase. Looks
