These banners include Saks Fifth Avenue, Hudson's Bay, Lord & Taylor, and Off 5th in North America and Galeria Kaufhof, Galeria Inno, and Sportarena in Europe. HBC also has investments in real estate joint ventures. In Canada, it has partnered with RioCan Real Estate Investment Trust in the RioCan-HBC joint venture.

Horrific earnings

Time and time again, HBC says the same thing. Excellent opportunity, looking forward to strategically optimizing their real estate portfolio, but the bread is in the pudding. It's all about EARNINGS! And HBC lacks it! 

I am convinced that there is less than 5% chance that the company can spin-off their real estate portfolio when their operations is bleeding cash and losing money.  Europe will be a disaster. Why? If the company cannot even manage their "strongest/core markets" i.e. Canada and the US how can they expect to do well in Germany and The Netherlands?  I am glad that I have zero position in this company because management is completely incompetent.
