Assets vs Debt

Assets vs Debt
BXE has (approx) 1.2 Billion in assets and 450 million in debt. That leaves 750 million in shareholder value, a value of around $16.00 per share. Even if they sold off all of their assets at crazy fire sale prices of 1/2 the value of the properties, BXE would still be worth $ 8.00 per share.

Okay then, how about selling all assets at 50% of actual value, paying off all debts and then distrubute the remaining between shareholders? I will take $ 8.00 per share in cash right now!!!

I am sure I am missing something, it cant be that simple.
