RE:What will it take for higher pricesam a long time holder of ax and often in the fall the SP seems to tank.  this often precipitates discussion of a divy cut.

9/10/2015  12.00's down from feb high 15.90's

11/15/2016 11.40's down from july 13.70's

9/13/2017 13.00's down from april 13.70's

2019   11.xx ??               down from jan 14.40's

then the price recovers and ax becomes boring again....until it doesnt?
ax seems to be in the doghouse now and has never been a superstar but IMHO if no dramatic interest rate increases and if no blunders in the capital recycling plan ax will probably plod along and maintain its dividend as it has for the last decade.  and if any economic recovery we may even see 14's again.
