1) Lots of opportunities in front of them but they have limited capacity left and don’t want to draw their line all the way. They expect to sell Sandbox later in the year which will free up some capital. If they pursue too many opportunities they will come to the market with a sheer issue.

2) Someone asked about raising the dividend. They responded that they want to get the payout ratio down below 80% before they look at raising it. Current run rate payout ratio is 84%.

My take on the above is they may issue shares later in the year or early next year to pursue growth. The dividend is likely not increasing until into next year and not a big increase.
