yeah but right now debt is cheap and they have 8.9 billion assets to borrow against. The cap rate of retail is around 5%. Nav is at 50% so best investment is actually buy back Issue debt and use unencumbered assets as collateral and repurchase. They don't even need much money since the market cap is so low
