RE:RE:Like ARTIS it is not neutral, because they have generated over $200M in profit/free cashflow that was not reflected in NAV or the SP. Shareholders have been enriched by 75 cents whether the company opts to retain the cash or give it back. Shareholders can always reinvest the distribution in HR shares and thereby effectively replicate a buyback if they wish by increasing their share of the pie rather than the pie simply shrinking.
