RE:RE:RE:RE:Like ARTIS Does the SP of a company always change by the exact amount of the dividend on ex-div date? The answer to that is obviously no. That doesn't mean the market is inefficient, it means that there are a bunch of factors driving SP changes on any given day - some of which are macro and are only very indirectly relevant to the company. This is basic investing 101.
I would also add that the market is efficient over the long-term but there can be short-term mispricings or 'opportunities'.

BlueJay2020 wrote: it is not neutral, because they have generated over $200M in profit/free cashflow that was not reflected in NAV or the SP. Shareholders have been enriched by 75 cents whether the company opts to retain the cash or give it back. Shareholders can always reinvest the distribution in HR shares and thereby effectively replicate a buyback if they wish by increasing their share of the pie rather than the pie simply shrinking.

Sure, they'll give their 75 cent special divdend, but then the share price will fall the next day by that exact amount, since the company will be worth 75 cents a share less. I would rather they buy back shares, which permanently increases the share price, or invests in more buildings.
