here is my thought why.......you ever try and get a mortgage from the bank without an appraisal on the house/business you want to buy? You can't! So unless you want to use your own money to buy it, you have no choice.

So while the big boys may have lots of cash, they most likely need or want to take on debt, and so they'd likely need a maiden resourse before the banks will look at them.

And that is a ridiculous price to want to sell at.
