I'm not convinced that longs will capitulate at any level.
Why capitulate on a deep value REIT ? Value is here: land, buildings ... and we're talking about +90% occupancy rate at these worst times of pandemic. Only 30% of AFFO distributed.

I see the only chance for shorts to reduce their short positions is these days with tax loss selling if enough volume is offered. Afterwards why selling a 4.5% dividend yield stock that is valued at 50% it's NAV and that has a serious potential to double or even triple the dividend over the next months and years.
