Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Not concerned about the distribution. Their goal is to close the NAV gap. Cutting the distribution would have the exact opposite effect. Artis will be sold or the will split into two or three (Industrial/Retail/Office). Even if its an outright sale of $10-$12 to Sandpiper (or the highest bidder). Or, Artis sells the entire Industrial/Office/Retail portfolio then issues a SIB, but that may not close the NAV gap. We will see soon enough.
