From last TD report

We believe a higher for longer interest rate scenario will focus more attention

on balance sheets, and have accordingly adjusted some target prices downward

Low quality small REIT with AFFO payout around 100% and elevated debt

will need to preserve cash and cut distribution for fortified balance sheet.
