It is a lot to digest but the most interesting was the massive discount attributed to the entire residential class given their low leverage, low payout and high growth rate (AFFO/u). With demand rising and supply dwindling, rents on new move-ins should offset any rate increases as the mortgage renewals are staggered (~10%/yr). Sellers seem oblivious to the actual fundamentals.
