RE:RE:RE:Difficult I agree. If they are not going to reinstate at higher or equal to prior to the cut, they should wait and just continue buying back shares at full speed. I don't want the dividend unless it is at an adequate level.
Reinstating it at lower level and buying back shares at the same time contradict each other in increasing shareholder value strategy. Just do one thing well if they are going to do something for the shareholders. I don't mind waiting but please reinstate at higher level after the shares have been cancelled because at 70% of shares, their 70% payout is only 50% payout.
They should continue to buy/cancel until 50% of shares are left and double the dividend at the current share price, and I support that if and only if the dividend is increased in the end. Mean while, the interest rate will come down and share price will improve. I think this is one in a life time opportunity for the reit to increase value by buying back all the shares below $10 (after consolidation) and provide double value for all shareholders 2 or 3 years down the road.
