No Gary, I didn't get it wrong. 

Canada's economy is not doing as strong as the US which is why there is a divergence between the two. I
predict that through capital losses  reits will see further weakness in the fall during tax loss season. 

Show me the proof that the majority of investors in Artis are sitting on capital gains. I highly doubt it.

If you purchased shares significantly above the current price in the past then your adjusted cost base is higher which means you are sitting on a capital loss.
