Sorry guys, was gone all day today and just caught up three pages of posts and all I hear is Rumple trashing and complaining and whining and on and on, and T.J. just slandering disgusting verbal diarrhea at anyone who doesn't worship him. I have just about had enough of the disgust on this board already.

Artis, nice quarter, nice pop on the close. Not entirely certain how to take one comment, "we will now pursue growth opportunities that allow us to maintain our current distribution." As in how much run way do we have before we can't or won't? I assume it is full steam ahead with acquisitions as was fairly well telegraphed in that last note.

All in all, I think even though yeilds are climbing again, this should be enough to keep an even greater grind higher going. Now what nimrods were "predicting" drop in AFFO and NAV? Hope they bury themselves and just learn to shut up.
