Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Rad, you think cap rates aren't high enough? Which asset class or geography do you think should be higher? I agree, some REITs have assets marked at very low cap rates (such as Allied)... but I think current cap rates reflect fair value in an orderly liquidation. Rates falling should be an inflection point in cap rates for REITs such as Artis who have been meaningfully increasing cap rates for the past 2 years.
