US 10 YEAR AT 3.82%And  BOC overnight rate 50bp lower soon to be 75-100.  I would expect my REITS to be where they were in Dec 2023 with the same 10 year yield, at minimum which was again about 5-10% higher each, but hey, gotta love the inherent  erosion
