Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:Diamond Hands!never sold any artis units either. started my position (very very small) in dec 2022 when i saw manji buying. bought most after the index deletion. back in black for a while now and collecting a huge distribution yield in registered accounts. manji buying shares himself at these prices and the buyback appears to be running full throttle. full sensitivity to falling rates while all the bad news from higher rates was baked into the unit price, unlike other reits which are still rolling over in some cases at higher ratess. US office seems to have some tailwinds now and momentum is building which should further help artis which was not impacted given better markets.
