5 year low ……

5 year low …… I consider this a very unjustified five-year low....   this is now lower than the low in Covid times..   highest interest rate times...

I understand it might have some impact from lower  immigration..    

now that rates have already come down and are likely to come down more... 

personally, not a fan of management after listening to the conference call not that I think they're doing a terrible job, but when the stock price is low, they really need to pull the trigger on buybacks not wait for asset sales....         

 so now we have to get through ( tax loss selling season ) and then this will bounce off its five year low...

this sector has outperformed for a long time until this last five years the entire sector for the most part has been in the doghouse...    A lot of apartment rates have a much higher asset value than their current trading price..   patience has been a tough road  for this sector....
