Non cash special distributions ... always work like this ... you do not see the transaction on your brokerage activity listing ... BUT ... behind the scenes, the REIT issues you with new units which immediately disappear cuz they are absorbed into the pre-exisiting units.

Net effects:

#1 No increase in outstanding units for the REIT

#2 You will see the non cash SD on your T3 slip in March ... and this will result in a significant increase in your taxable income ... hopefully classified as Capital Gains but this will only be known when the actual T3 breakdown is available

#3 You must (or your brokerage will likely) increase the ACB of your specific holding of APR.un by the amount of the non-cash distribution (so this will offset future capital gains if any upon selling your holding)
