I never said that the SD was accretive to one's net worth ... cuz it definitely is not! And you are right ... you will pay CG tax now and then benefit from an offset at some indefinite date in the future! And ... if you could have foreseen future unit price movements back in December ... and good luck with that ... you would have been well advised to sell before the record date for the SD and then buy back after that date.

My point was probably to partially console you ... on the grounds that "it could have been worse" ... as in the perplexing case of HR.un ... where you pay tax earlier AND at your highest marginal rate for a half benefit by offsetting CG in the future. That really, really sucks ... and I personally feel will constitute a permanent drag on the unit price for as long as the REIT management continues the practice.
