2 YEARS AGO THIS VERY DAY-JAN 18, 2023If you wanna hear something beyond absurd in my view, is that my entire REIT portfolio all names had much higher values, rather significantly, some as much as 25%+.

XRE was about 15% higher as well

This is when inflation was still 5%+ and the central banks were signalling the likelihood of more hikes.

If time, in the magintude of quarters, or years,  is only working against us- whats the point?

Thats the baffling part.   3 years of restrictive rates this year you should start seeing rates come down and reits rallying or at least holding up!
