The St. James hotel location won't be the first. The first was the Kirkfield Hotel.  Which makes me curious about that 2nd announced location, because the Kirkfield hotel is located in that area.

Total Speculation on my part: Crestview Place (shopping mall) would be my guess. It ticks many of the boxes that DN uses when determining locations (close to a MLCC, high traffic, banking close by).  I know that a Tokyo Smoke is/was located in that mall. I'm not sure if it still is. I doubt if this location would effect the Kirkfield Hotel at all.
