This is the worst stock

Management does nothing to create shareholder value given the assets.

Without a doubt, the best thing that could happen for shareholders is if the entire thing was sold at a premium to bigger hands.   Full stop, no debate.

I would tend to disagree that management has done nothing. In fact, their absolutely massive acquisition of VII two years ago was a phenominal investment that has basically paid off already and will produce insane cash for many years... so I would say that created some good value. Your premise is that the stock is mispriced and i agree, however i don't agree with foolishly pursuit of project that are in NE BC that cannot be sanctioned. I would love to see TOU buy me out at a huge premium from todays price.  A double so far with ARC and would increase the number of TOU shares I already have.  A dream come true. Ok with what ARC management has done so far though. Go Arc go.

I think if TOU gave $22 dollars in shares for each share of Arx it would be a great deal for both companies, and i would end up with TOU stock being 20 percent higher.  IMHO

To be clear: An all stock buyout at a premium (not a premuim to the current trading price) would be welcome. What mhp suggested is no kind of premium to me hence my response to him. GLTY and ALL ARX BULLS

I thought you were talking about MHP, LOL. MHP will reverse his tune and no one will care what he has to say then either.   Go ARC go.  Big things coming
