Very strong results.....

Wow !! Artis FFO came in at .38 cents ( I believe that is the highest FFO per share since being public )

AFFO payout ratio of 55.6%

Occupancy including committed rose to 92%

Debt 46%

Despite rising rates and Cap rates going up in general, Artis NAV actually rose to $19.37

And with current NAV of 19.37, it is trading at a 41 percent discount to NAV. a very safe place to be indeed!!

agree last quarter looks good.  as a long term holder i dont want to rain on the parade but the elephant in the room is rising interest rates and effect on future results.  rising rates hit reits harder than most other asset types.  maybe more will be revealed tomorrow when results are discussed. as to NAV,  bank analysts give more objective & realistic NAV estimates but ...more

NAV is something they generally decide, and is imperfect.  But 38 cent FFO is great, PMZ also has that yesterday and is $14.  I can see us zooming to $12.50-$13.00

Agree. FFO is excellent and will be a nice catalyst for the share price. Despite a day of down mkts, Artis is moving up. Suspect we will close above 12 dollars today. And still be heavily discounted all the way to 14.
