Affo  100 percent    NAV dropping    div  not sustainable     no confidence  in the  300 Mai project 

agree  with sale of  reit    but  CEO   has  failed completely on his plan      he needs to go   but Sandpiper won't remove him    lookfor    6 dollars  very quickly

Not concerned about the distribution. Their goal is to close the NAV gap. Cutting the distribution would have the exact opposite effect. Artis will be sold or the will split into two or three (Industrial/Retail/Office). Even if its an outright sale of $10-$12 to Sandpiper (or the highest bidder). Or, Artis sells the entire Industrial/Office/Retail portfolio then issues a SIB, but that may not ...more

Fair value loss on investment properties- $109,100,000 ... q2 , wonder what portion of that is on the sold part . And as another poster suggested how do the sold properties compare to what is left
