MATH

The math works for Artis - With market cap of only $700M - a SIB for 15% of the outstanding would only be $100M… all we have to do is sell $200M of assets to maintain 50% debt to total assets post sale and buyback.
 
That assumes an *additional* $200M of sales - which should be light work for Samir.
 
I believe the $300M+ of sales post Q3 (already announced) will be targeted at the credit facility - bringing down debt to a reasonable level by reducing total debt by a whopping $300M.

Yes a small SIB is POSSIBLE, but whats the point of it?  I m not looking to exit at $7 bucks

it would be epic frankie. artis has such a consolidated float. culling it further will reduce the distribution payout. imagine being able to keep such a high payout even with asset sales. if cominar is doing well as it appears they are this will be an epic turnaround story in due course.

This is what everyone though about dream office - 12.5m shares retired, improved FFO/AFFO per share, that shorts would burn.  Sure enough we lost 50% and a dividend cut. EXPECT THE WORST CAUSE THATS WHAT THE REIT SECTOR IS GIVING US HERE

dream office seems like an epic opportunity due to the sib and consolidated unit count. my target on it is $18 using a heavily discounted valuation model. not sure what coop and manji were thinking buying it at $28 but at $8 it is a no brainer. glad i got out at the sib though, albeit i was short trading it then..

Yo dum dumb... Dream Officd sold assets and then deployed more than 100% of the proceeds on disposition, thus putting the REIT in a more compromised / levered position post-transaction. You no math well? You a slow bowi? I could smoke a bag of weed and still think too fast to have a conversation with you. The very thought of what dumb thing you may say next drains me. Yes bro! The math is mathing. And this time I think Samir will execute. Asset dispositions is the key and everything Samir said in the Q3 PR and earnings call indicate to me there are meaningful sales in the pipeline. Train is leaving the station, get in biatch!!! *toodles* Snakey.
