not sure how influential stockhouse boards are, but i guess you never know in some of these illiquid reits. the guy writes on here non-stop about macro and now warning us to avoid "cre" citing US headline data. we follow it very well, the only weakness is in CRE. even on the bearish St Louis FED update on CRE a couple weeks ago, it showed retail vacancies falling to pre Covid levels as ...more

That sums it all up very nicely Este..!! Add in a short position that is not insignificant and there may be some short term fireworks on top of the double in the next two years that you are alluding to.

Joe Biden would be proud of you.  You said retail vacancies are falling and below pre-pandemic levels but then why are property values down 6% for the year and 18% from its peak? retail occuancies are at historical lows. plaza, riocan, two names i follow reported all time high leasing spreads with all time high demand. in US, it's the same thing in many parts as builds came to a standstill. artis' ability to sell retail at good price/low cap rates further demonstrates the demand even for tier 2 assets like alberta/winnipeg strip malls. only weakness in "cre ...more

I think you are right Estevan. I am unable to see TJ since I muted him, but for someone who professes not to own Artis, he posts quite a bit and your thoughts are very possibly spot on. It would totally suck to be short Artis at this time.
