Payout ratio < 100% and a barrage of asset sales occurring close to NAV seems like a recipe for a SQUEEZE.
Now the concern is, with Dream office likely being a bigger positior or acquired, Artis will become virtually a office reit.

He said growth. If he wants growth, Artis will need to venture into Residential PBRs or Strategic Retail (FCR).

Interesting theory but thats speculative at best. I do wonder how much he is ready to "reinvest"- 50m, 100m, 150m, 250m etc.

Agreed, he does pollute every board he frequents with so much volume of whining/garbage and buries any post worth reading it basically diminishes most people's desire to post and general message board experience. Tough to even bother reading boards he frequents. Bravo GR....
