Manji, despite his best efforts, will not be able to raise AFFO, ultimately needing to cut the dividend which sends unit price to $5.00 and even if REITs come back a bit, might top out at $6-7 with a 6% dividend. Coupled with huge office NOI %.  A cr@ppy ownership of a big office reit with a low dividend .Big capital losses for the LONGS.  

Manji bumps AFFO to cover the dividend and the rate cuts propel REITS and NAV up 20% from current levels.  I like to think its as simple as this and frankie thinks, but given what weve seen with 2.5 years of CPI and office headwinds its looking rather bleak

Gary, you are right.  I think this is a high risk play. If it doesn't work out, the distribution gets cut and the share price takes a beating.  $1.7 trillion in Cre has to get refinanced at much higher interest rates by end of 2026. This is the type of headwind that Artis is up against as they do not want to refinance any of their current mortgage liabilities. The problem with ...more

You should be ashamed of your inability to do basic math. The variable and unhedged debt is roughly half... rate cuts had little to no impact on Q2 (baseline)... adjust out one-time revenue and run a model that normalizes interest expense for 1% lower on half the debt.
