Undervalued assets

Looking at the balance sheet I noticed something pretty interesting.

the debt is fairly valued, as are the liabilities in general.

the assets on the other hand well those are more nebulously valued.

look at the MLSE sale for example, that asset was not on the books at price Rogers paid for it, the north western tel again same thing...

bce has a bunch of land a bunch of fiber a bunch of poles and a bunch of copper....

I wonder what's the true asset multiple for this stuff?  Would a multiple of 1.5 be far off?  Could there be tens of billions in unrealized gains just waiting to be realized?   Could the debt actually be shaved down considerably without actually impacting the asset side? 

AI models in general think the fair value of BCE is way higher than the SP.
