Now is the time to Redeem and then Re-issue New Prefers

with new Calculation.  Since 5yr rate is high right now, you can have a rate formula something like:

Rate= 5yr rate + 1.00%

instead of .............   5yr rate + 3.40% or what ever.

When interest rate near zero, companies offered a high Base Rate to compensate for the low 5yr rate.   Now is the time to issue Prefers with low base rates.

All just my opinion/view/thinking

Today, September 2023, NOBODY in their right mind would buy preferred shares from a company in office buildings offering less than 10%. Nobody. Why would they?  Buyers are not stupid.  ...more
