How cheap

Lets say this gets flushed to $12.00 even

37.5 x $12 = 450 million

DIR liquidity - 190m (assume they will sell it when over $14 which should be a few rallies in next 12 months)

Sell 1 building - 110m

= Total 300M

150m to balance sheet, 150m to SIB #2.

You have a REIT ripe to sell or that will fly to $30 when rates go lower.

I think it is evident to all at this point that Cooper feels his money is better invested in Dream Unlimited than in Dream Office. That may work to our advantage. If Cooper does wish to exit or further trim his D position, it will only be possible through a second SIB. That would also give anyone else who wishes to exit/trim a better opportunity to do so.
