discount to NAV increasing again

half the portfolio being sold at a known price; a "pay-back" of about $1.13 forth coming, falling interest rates, and yet the market price of the shares drifts down again to a discount to NAV of about 33% despited the overall decrease in risk.   

I will not be surprised if CAR takes what remains of ERE private in the new year for a price less than the remaining NAV.

added another 25k units on the latest pullback. sell off really a gift here. my friend just met management in toronto and they think they sell the remainder of portfolio within the next 12-24 months at full nav. Heimstaden Bostad reported in q3 they were selling dutch properties (pritivization suite strategy) at 24.6% premiums to NAV, which is line with what Mark Kenney reported a few ...more
