I use REITs for the dividend strea, I do not expect them to show snificant capital appreciation and over ten years they grow a little but not a lot, usually.

I find many of the value REITs, have had very good price appreciation, in addition to the yield, since March 2020. Many up over 20%. Apartment REITs and Industrials have performed very well in price for close to 3 years now. The latest shift appears to be in the higher yielding mixed REITS, like HR, REI, SRU, as selling off, or spinning off assets, is bringing out much higher valuations. Demand ...more

You can pretty much measure any stock and they show good growth since Mar 2020. Even Boardwalk REIT has kicked but and most of their property is in Alberta. I measure growth over 10 and 20 years. There are only a rare few comanies that show a steady up trend over 10 and 20 years. Compare the 10 year Royal bank Chart to a 10 year REIT of your choice.
