If a clever plan to go to the 2 hot sectors- industrial/residential, about half executed, a never-ending NCIB and great earnings still make this guy trade at 0.60 of BV all hope is lost

No stocks trade at a premium when the overall market is under pressure. Your post belies a lack of understanding in the mkts. You should turn off your screens for a few years and come back to see what a great investment HR Reit has been .
