Discount to NAV effects

Each time HR sells unwanted properties at NAV two things happen;

*** HR NAV stays flat BUT the basis of the discount shrinks.
*** We get a little closer to pure play Apartments and Industrial.

As others have pointed out the ongoing share buybacks also 
increase the discount to NAV.

This may be the deal of the decade

Check out Artis, higher FFO, higher dividend, 20% lower.

Agreed. Buying more units lads. First purchase was $12.40, with incrementally larger bids on the way down.
