Trading a 9.5x AFFO for a reit that has very little office, and high quality office at that.
Even if AFFO goes to 0.20 in upcoming quarters its still around 11.5x AFFO.
Werent they supposed to sell 350m. Fund a SIB man, $10.50 and mop up the float
