A little much yeah?

Trading a 9.5x AFFO for a reit that has very little office, and high quality office at that. 

Even if AFFO goes to 0.20 in upcoming quarters its still around 11.5x AFFO.  

Werent they supposed to sell 350m.  Fund a SIB man, $10.50 and mop up the float

Affo can fluctuate with incoming economic data. Affo is an attempt to "normalize" funds from operation on a forward looking basis. The problem is they are "normalizing" forward looking cash flow based on past results. In other words, they are using lagging data to try to extrapolate into the future.
