Very prudent Frankie. With another REIT buying back its own units hand over fist, it would suggest great confidence going forward. Lack of purchase does the polar opposite, despite what appears to be superb value. I wonder if perhaps H&R has only modest exposure to current rates and there may be concern that the metrics will not appear so rosy as mortgages are renewed.

I owe it to followers of the H&R board to share a simple message the Artis folks have already seen: H&R is a trd that won't float. Is there a good reason an NCIB is not being run ... or are the executives stunned idiots? Baby Bunny
