Quick look = peers > 20x AFFO.  Using above theory means 67% upside to reach 20x AFFO, which would be conservative, since the others all appear to be at or north of that.  Giving a 2 ...more

Yes if you split the reit into its individual parts and apply the sector multiple its easily 14-15x right now...but HR has been a laggard for a decade.   how long will it take before they are separate reits or all retail and industrial is split out...not to mention that huge capital gain phantom distributions along the way.  but good in the registered accounts
