Insiders and the company began buying the stock aggressively after the distribution halt last Fall. Keep an eye out for buys as the low $1's are revisited again.

My finger is also on the trigger as we approach a buck.,,, It gets to the point where you can only lose a buck but you could just as likely make 3 or 4.  The odds are quite compelling when you look at it that way!

I mean at this point it is trading at about the implied equity of Arcuel alone. They are workign with a developer to sell the property near the appraised value, with the new wording in the Q4 statement that this is on an excusive arrangement and the current value 59.8 M Euros is a very specific number making me thing it is not a rounded appraisal, but a contract term. At this point, you are just

It's not quite that easy; you assume that they own it outright; its not liability free.   Not withstanding, you are not far off with the logic, I am just pointing out some reality of it.  They have mortgages on almost all of the properties.

Just as a follow-up on blackouts, the first part of the year is an anomaly. The insiders are on blackout from the end of a quarter until the FS are released, because the year ended audit statements take so long (end of March) they never actually exit the q4 blackout before going into q1 blackout.

Aside from two rough days in November following the distribution cut, the low is pegged at $1.10. Below that it's $1.00 even and then for a few hours on one day the crash to 69¢. I don't rule out anything. The markets are predictably unpredictable. But, unless there is a failure to sell the properties in question or inflation comes roaring back forcing the ECB to raise, then below $1

Yes, this is a stock where it's wise not to try and win a few pennies by holding off adding, and then missing a huge catalyst. Dream Office up $2 today. If it repeats that a couple of times next week I might trim that position a little and add here!
