is this almost 10% annual yield sustainable? Will price continue to fall ?

First of all I wouldn't say it's been falling prices for 10+ years.  It has actually been up and down with a few dips into the low/mid $4's but always rebounding and sometimes jumping into the 6's and low 7's.  It always seems to want to settle around the $5 mark.
