Since the 2016 plan there have been several sub community plans. None of which included the Abbotsford holding.
The Rona site owned by MPC is within the 400 meter catch area of both the Clearbrook Urban Center and the Clearbrook Major Transit Exchange. Both of which may lead to significant density in time.
32073 South Fraser Way, Abbotsford This 4.0 acre site property has frontage along both South Fraser Way and Old Yale Road. On the property is a 27,845 sq. ft. single-tenant building, occupied by Rona, of which 11,854 sq. ft. of the rentable area is unheated space. In May 2021, Madison completed the construction of a 6,381 sq. ft. retail pad on the eastern corner of this site. All four units of the retail pad are leased.
Extend the Primary Transit Corridor to High Street Improve regional connections to and from Abbotsford by aligning the OCP’s Primary Transit Corridor with Transportation Master Plan Rapid Transit Phase 2, linking Clearbrook to High Street. Rationale The 2018 Transportation and Transit Master Plan identifies a Phase 2 extension of Rapid Transit from Clearbrook to Highstreet to strengthen regional transit connections to Lougheed Skytrain station (via route FVX) for residents and businesses. This change would better align the OCP and Transportation and Transit Master Plan. It will be important to evaluate this potential change in consideration of land use implications.
Increase residential opportunities in neighbourhood centres Explore changes to Neighbourhood Centre OCP policy to broaden residential development opportunities in close proximity to services, transportation options, and amenities. Rationale There are Neighbourhood Centres distributed across the city that provide services and amenities close to where people live. These Neighbourhood Centres enable a mix of uses, including residential and commercial. Broadening the density permissions in these areas may support an increase in housing supply and diversity in parts of the city that have been historically characterized by low density single-detached housing.
