If this management is smart, they will be saving more than 7% by mortgaging say $10 million to $20 million at less than 3% from the more than $320M in unencumbered assets and using that to buy back tons of depressed shares thereby saving a huge amount on dividend payout, boosting FFO and using the 7% savings to pay down debt. MRT can cancel more than 2 million shares saving more than $60,000 monthly vs debt.<br /> <br /> SAHI, WHY ARE YOU NOT DOING THIS?&nbsp;
